What we look at
Commercial leaks often begin at seams, flashing, drainage points, or roof penetrations.
- Membrane seams, laps, and field splices that have opened or lifted
- Base flashing and counterflashing at parapets, walls, and curbs
- Rooftop equipment curbs, pitch pans, and gas or electrical penetrations
- Drains, drain bowls, clamping rings, scuppers, and overflow openings
- Coping caps, joint covers, and wall terminations above the roof line
- Punctures and splits from foot traffic, service work, storm debris, or age
- Deck and insulation conditions where water has already been sitting

How a leak call runs
Get the history
We ask when the leak started, which weather brings it out, what sits below it, and what repairs have already been tried.
Walk the roof
We start above the reported area, then widen the search along the drainage path. The opening may sit uphill from the interior stain.
Confirm the source
We probe suspect seams, inspect flashing, and check for wet insulation. Section-by-section water testing may be used when the surface evidence is unclear.
Repair and verify
We repair the opening, replace wet insulation within the scope, and return after rain when the leak history calls for verification.

Do you repair roofs you did not install?
Yes. Most leak calls involve roofs installed by someone else.
Will a repair void the roof warranty?
It can, depending on the manufacturer and the terms. Tell us the system and warranty status before repairs begin. We will identify anything that requires the manufacturer's involvement.
