Commercial Construction and Fit-Out Roofing

The dry-in date controls when interior trades can begin. Roofing must track equipment sets, penetrations, inspections, and the project schedule.

We contract with general contractors, owners, and developers. The scope may include a complete roof, temporary dry-in, equipment curbs, and later flashing after other trades finish.

Fit-out roofing happens on an existing building, often while it stays occupied. Each new curb or penetration must tie into the current roof and its warranty requirements.

Process

How roofing fits the project

Preconstruction

We review roof details, drainage, and equipment layout before installation. This is the best time to resolve tight clearances and difficult tie-ins.

Coordination

Curb locations, penetration schedules, and equipment set dates are coordinated with the trades that affect dry-in.

Dry-in

We get the building watertight by the scheduled date, with temporary protection where permanent roofing has to wait.

Close and warrant

Final flashing after equipment sets, punch list, closeout documents, warranty registration, and as-built notes on what changed.

Bring us in when

  • You are pricing a new commercial building and need a roofing number you can hold
  • A tenant fit-out is adding rooftop equipment to an existing roof
  • An addition has to tie into a roof that is still under warranty
  • Roof details on the drawings need a second set of eyes before bid
  • Another trade damaged a roof and you need it made right before closeout

Bid and closeout records

  • Scope and pricing you can carry into a bid
  • A crew that shows up on the schedule you were given
  • Closeout package with warranty registration
  • As-built notes on penetrations and details that changed in the field

Common questions

Questions about this service

Do you work as a subcontractor to general contractors?

Yes, and directly for owners and developers as well.

Can you handle roof work while a tenant space stays occupied?

Yes. Fit-out roofing usually happens over an operating building, so we schedule around access, noise, and the tenant's hours.

Need commercial construction and fit-out roofing?
